General Terms & Conditions

Booking Payment: A non-refundable 25% deposit is required at the time of booking. The balance of the Rental is due 6 weeks prior to the Arrival Date, as set out in our confirmation. If the payment due is not made in full and on time, we may treat your booking as cancellation. 

Damages Deposit: A damages deposit is required per booking​ and is payable six weeks prior to arrival. It is fully refundable within 7 days of departure unless damages have occurred during your stay. In that case, charges will be applied and debited from your deposit.


SEF Registration: You will be prompted to perform an online check-in for the SEF procedure​ - The Portuguese government border control authority requests all passport information for every guest prior to arrival. It is mandatory that you complete this process before arriving in Portugal to avoid unnecessary delays ​or complications ​at check-in.


Please take note of the following important details regarding your stay:


Check-in: Our standard check-in time is from 4:00 pm onwards. Most of our properties are accessible via key safe, this will hold the key for your property and the code is shared ahead of check-in. If other arrangements are necessary we will provide all the information beforehand to guarantee a stress free arrival.


Check-out: Guests​ are​​ kindly reminded that​ ​check-out​ is​ b​y​ 10.00am at the latest. Details or special requirements will be communicated to you before your departure.


Please note that unfortunately we do not have any facility to hold any luggage before check-in or after check-out.


Self-Catering Properties: All our properties are self-catering, providing you with the freedom to enjoy your holiday at your own pace. Please be aware that while a basic arrival kit containing a few dishwasher tablets, toilet paper, bin liners, and other essentials is provided upon arrival, no food, drinks, toiletries or other personal effects are included. We recommend that you pack accordingly to ensure a comfortable and convenient stay.


Bed linen and towels: The rental includes a set of bed linen for each bed and a set of towels for each guest.


Special Requests: We strive to provide you with a seamless and enjoyable experience. If you have any special requests or requirements not listed above, please do not hesitate to inquire via email at the time of booking, for us to determine if we can accommodate them. Please note that additional charges might be applicable.


Cancellation policy: Should you wish to cancel or amend your booking please inform us as soon as possible. In the event of a cancellation, we apply the following charges: 

- With more than 6 weeks before the start of the holiday, any deposit made is forfeited

 - Between 6 weeks and 4 weeks, 50% of the accommodation cost is charged

 - Between 4 weeks and 15 days, 75% of the accommodation cost is charged

 - Between 14 days and 1 day, 100% of the accommodation cost is due charged


Cancellation by us: Should we have to make alterations or cancel a booking, we will contact you as soon as is reasonably practical and inform you of the changes. Should it be necessary to cancel your reservation we undertake to refund you the full amount paid to us. 


Building works: We cannot be held responsible for any disturbance caused by building works taking place around the property. Any building work that may commence or be underway in the local area is completely outside of our control, this can include noise from landscaping, building and road works.

Loss of facilities: Your access to and use of the facilities may be interrupted from time to time for various reasons, including malfunction of the equipment, periodic updating, maintenance, repair or any other action that necessitates a temporary closure. Whilst we will always endeavour to inform you as soon as possible, Ideal Homes cannot be held responsible for the loss of the facility in question, as it is totally beyond our control.

Complaints: Every effort is made to ensure you have a wonderful and memorable stay. However, should you have any cause for complaint, it is important you inform us immediately so remedial action can be taken. Please get in touch by email at and a member of our team will contact you. Please note we cannot consider or resolve complaints made after you have left the property.



House Rules

Dear Guests,

Welcome to the Algarve! We're thrilled to have you here and want to ensure that everyone has a fantastic stay. To make sure things run smoothly, we kindly ask you to keep these house rules in mind:

Be Mindful of Noise: Let's create a peaceful atmosphere by keeping noise levels down, especially at night between 10PM and 7AM. Enjoy your music and activities, but please be considerate of other guests. Please note that if noise persists, it is quite usual here for neighbors to call the local police and ask them to come to the property to ask you to comply. 

Pool Area Etiquette: Communal pools are a shared space for everyone's enjoyment. Keep an eye on your little ones, be mindful of noise, and respect the comfort of others. Don't forget to check out the specific rules and opening times for your condominium.

Respect Public Areas: There are cozy common areas for all guests to enjoy. Be friendly, keep noise levels in check, and help us maintain cleanliness and order.

No Smoking Inside: Smoking is not allowed indoors or in common areas. Your private terrace or balcony is the designated outdoor area where you can indulge, and please dispose of cigarette butts responsibly.

Registered Guests Only: For everyone's safety and security, only registered guests are allowed access to the property.

Care for the Property: We've prepared a clean and well-maintained space for you. Please treat it with care and respect. While we understand that you are on holiday, we kindly ask that you look after this space as your own. Should a deeper clean be deemed necessary upon departure, this cost will be deducted from your deposit. Any damages caused during your stay will also be your responsibility and will be charged for.

Dispose of Waste Properly: During your stay and before departure make sure to keep things clean by using designated trash bins and recycling facilities. If you are unsure where to find these, please ask your Property Manager.

Follow Local Laws: Familiarize yourself with and abide by local laws and regulations. This includes rules on noise, parking, and community guidelines.

You agree to allow us and our representatives access at any reasonable time during your stay for the purposes of essential repairs or emergencies. Please rest assured that no access will occur without you being informed beforehand.

These rules are there to keep things running smoothly and to make sure everyone feels comfortable. If rules are disrespected, sanctions will unfortunately be applied and can result in eviction from the property. We'd really appreciate your understanding and cooperation in making this a fantastic experience for all.
